AFTER AUCTION, YOU WILL NEED TO EMAIL ME WITH THE FULL NAME(S) YOU WANT ON THE SALES AGREEMENT ALONG WITH YOUR MAILING ADDRESS. Located 15 miles north of Rawlins, just off Hwy 287. You would drive north out of Rawlins on Hwy 287 about 15 miles and the land is on both sides of the Hwy. Rawlins population is about 10,000 people. This acreage was part of an old grazing ranch. This land is raw and unimproved.

The property offers excellent antelope and some deer hunting. In this area there is one of the largest antelope herds in the USA!

The legal on this land is SE 1/4 SW 1/4 Section 5 T23N R88W in Carbon County (Rochelle Ranch #60).

PRICE/TERMS:

then you assume $14,995 (minus your down payment ) financed at 9% interest with low monthly payments of $148 over 186 months. Thats if the winning bid is $195 for the down payment. The more you put down, The less your monthly payment will be. Or I can make the loan over 240, 360 months to bring your monthly payment down a little. Financiedover 360 months, your monthly payment would be $119.Your down payment will be credited toward the purchase price of the land. You can pay the balance off at any time with no pre-payment penalties. Yellowstone Mortgage Company will be handling the payments.

There are no hidden charges or closing cost. Note: There is a $5 a month collection fee until paid in full.

PROPERTY INFORMATION SHEET-CARBON COUNTY

ZONNING-

The property is zoned "Open Range," which basically does not allow residential usage without applying for, and receiving, a zone change ( the success of which is not guaranteed or implied). The Zoning Resolution of 2003 made 640 acres the minimum lot sixe but smaller legally created prior to the enactment ( which was the case with this property) were "grandfathered" and enjoy the same zoning right as 640 acres or larger parcels.

MINERAL RIGHTS-

Since 1862, the actual mineral rights on much of the land in Wyoming have been owned by the railroads. Customarily, however, in many cases landowner is provided a form of royalty ( referred to as surface owner agreements ) on all oil and gas taken out of the ground

WATER/UTILITIES

No utilities of any nature are represented and seller has no estimates as to the cost of any such services. While a property owner has the right to drill a domestic well. The success of finding water can never be guaranteed.

PROPERTY TAXES

Taxes are currently approximately .50 cents per acre annually.

ACCESS-

There are recorded access easement from a public road across all private lands to the property and access through public land is by means of long standing BLM policy. However, an actual physical road may or may not exist at this time.

SURVEYS-

USGS ( United States Government Survey) maps are utilized and many times the old survey stakes can be located. These USGS maps cover sction ( 640-acres ) corner and private surveys have not yet been performed.

CATTLE GRAZING-

This is open rangeland and others have the right to graze cattle and livestock on the property. However, a new owner can terminate that right by fencing out the property ( but the fence must be set-back 30 feet from property boundaries to allow cattle ingress and egress).

TRANSFER OF TITLE-

In Wyoming, it is normal and common for title to be transferred by means of Sales Contract whereby the recorded title is held until payment in full, at which time a deed is issued in the buyer's name. The seller currently has a Policy of Title Insurance on the property, but the buyer can, at his/her own expense, have a new policy issued by First American Title Company.
